Process for Plats of Subdivision In preparing a petition for Plat of Subdivision review, the petitioner should consult the Village’s Subdivision and Land Development Ordinance (Chapter 151 of the Municipal Code), Zoning Ordinance (Chapter 154 of the Municipal Code), and Comprehensive Plan to insure conformity with intent and compliance with all regulatory requirements. The petition for Plat of Subdivision involves a three phase procedure:
  1. Submittal of Plat of Subdivision application and accompanying documents. (please see Plat of Subdivision Supplemental material guide for more information)
  2. Review and recommendation by the Plan Commission (or the Zoning Board of Appeals) at a public meeting
  3. Village Board review and approval.

The petitioner may submit for approval of a preliminary plat of subdivision or final plat of subdivision. See Section 151.20 of Subdivision and Land Development Ordinance for further details. Please note that the process generally takes six to eight weeks from the time of initial application to Village Board determination.

Process for Condominium Plats

Land divided under the condominium act of the state of Illinois is considered a subdivision for purposes of complying with the following village regulations:

  • The applicant must submit a calculated final site plan prior to any development. The calculated final site plan must be a true representation of the intended ground level location of the buildings and other improvements to the property. Designated streets are to be indicated on the calculated final site plan. The plat must be fully dimensioned by a registered professional engineer or surveyor.

  • Upon approval of the calculated final site plan by the village board, it will be placed on file with the Community Development Department and does not need to be recorded with the Office of the Recorder of Deeds of Cook County or DuPage County, Illinois.

  • Individual condominium plats required under the condominium act of the state of Illinois should be submitted to the director of community development for review. The director of community development will review the ground level condominium plat to verify that it is in substantial compliance with the previously approved calculated final site plan. If found in compliance, the director of community development will sign the plat and it will be recorded.

Owners of existing structures which are intending to convert to condominium ownership (condominium conversions) shall comply with the following regulations:

  • The petitioner must submit plats of survey required under the condominium act of the state of Illinois to the director of community development for review.

  • The ground level plat of survey will be forwarded to the plan commission for review and follow the requirements and procedures for final plat approval. Applicable signature blocks are required on the plat.

  • Condominium units may not be sold until said plat is approved by the village board.

  • Additional requirements for condominium conversions are in Chapter 98 of the Municipal Code.

  • For public improvements, condominium conversion will be considered a new subdivision and will be subject to the codes and ordinances of the village at the time of conversion.

Recording of the Final Plat

Upon Village Board's approval of the Final Plat, the Community Development Department will have the Final Plat recorded in the Office of the Recorder of Deeds of Cook County or DuPage County, Illinois.

  • The petitioner is responsible for payment of the necessary fees for recording purposes. Payment must be made to the Community Development Department prior to the Plat being taken to the Recorder’s Office.

  • Upon recording, Community Development will maintain the original recorded Final Plat on file.

  • A copy of the recorded Final Plat will be sent to the petitioner.
