Installing a rooftop unit requires a permit. A plan review is required and rooftop screening may be required.


Permit Fees

  • $165: One (1) Rooftop Unit
  • $26: Any Additional Rooftop Unit


Applicable Permit Submittal Requirements

  1. See Step 1 of Permit Process for general submittal requirements.
  2. Submit a commercial permit application through the OpenGov Permit Portal
  3. Roof structure reinforcement details and roof opening details are required for new roof openings and/or an increase of the total operating weight of the new unit for replacement projects.
    • NOTE: All structural drawings must be digitally stamped and signed with the engineer of record professional seal.
  4. A separate permit may be required if rooftop screening is required.

 


Required Inspections

  1. Final: Electrical
  • All inspections require a 24 hour minimum advanced notice. Schedule inspections up to 4 p.m. on the business day prior to the requested inspection date by submitting a request through the Permit Portal or calling Permit Services at 847-923-4420
  • Construction is required to be inspected at different phases of development according to the project type.
  • Construction must remain accessible and exposed for inspection purposes until approved by the Inspector.
  • The printed permit card must be clearly visible on site along with the approved as noted permit set, readily available to the Inspector.
