Reroofing a commercial building requires a permit.


Permit Fees: Based on Roofing Area

  • $150: 0-1,000 SF
  • $255: 1,001-10,000 SF
  • $360: 10,001-30,000 SF
  • $465: 30,001-50,000 SF
  • $570: 50,001-100,000 SF
  • $780: 100,001+ SF

Applicable Permit Submittal Requirements

  2. Submit a commercial permit application through the OpenGov Permit Portal
  3. Roof drain flashing details 
  4. Flashing details around all roof penetrations, vent through roof, and rooftop equipment
  5. Specifications for flashing materials
  6. Specifications on roof insulation per Current State of Illinois Adopted International Energy Conservation Code
  7. Specifications for all roofing materials
  8. Energy Code Analysis: Include R-Value & Thickness of Insulation

Required Inspections:

  1. Roofing Dry-In
    • Underlayment material & attachment
    • Flashing, valley lining, & drip edge material installation
    • Roof insulation attachment
    • Roof insulation R-Value
    • Roof drainage feature placement
    • Roof ventilation cut-out
    • Sleeper installation, for metal roofs
  2. Roofing In-Progress: Can be used to satisfy the Dry-In Inspection
    • Same as Roofing Dry-In
    • Roofing material installation & attachment
    • Roofing cement application
  3. Roofing Final
    • Completion of project
    • Roofing material installation
    • Roof vent installation
    • Shingle roof edge & eave overhang
    • Roof drainage features complete
    • Edge seals & vent boots, for metal roofs
    • All construction debris cleared from site
  • All inspections require a 24 hour minimum advanced notice. Schedule inspections up to 4 p.m. on the business day prior to the requested inspection date by submitting a request through the Permit Portal or calling Permit Services at 847-923-4420.
  • Construction is required to be inspected at different phases of development according to the project type.
  • Construction must remain accessible and exposed for inspection purposes until approved by the Inspector.
  • The printed permit card must be clearly visible on site along with the approved as noted permit set, readily available to the Inspector.
