Demolition of a commercial building requires several permits.


Permit Fees: Based on Construction Value

The valuation of the construction cost will be within 10% of the square foot costs for each project type as published from time to time by R.S. Means Company, Inc. If the submitted construction cost is deemed to be undervalued; the Village of Schaumburg may default to the actual published square footage cost at the time of the submittal or at the discretion of the Community Development Director, may request signed and certified proposals from parties responsible for the construction.

Applicable Permit Submittal Requirements

  1. See Step 1 of Permit Process for general submittal requirements.
  2. Narrative of all intended demolition to include the following:
    1. List all utilities to be disturbed
      • List the providers of each or if the Village of Schaumburg provides them
    2. List all materials to be hauled away from site
      1. Transportation method and information
      2. Intended working hours
    3. Describe the final grading and finish conditions for the site
    4. Percentage of recycled materials
  3. $10,000.00 bond or letter of credit may be required

    • Restoration to the property including but not limited to seeding and erosion control blankets is required.
  4. Commercial Plumbing Permit Application for the separate water/sewer disconnect permit
  5. Fence Permit Application for the separate temporary construction fence permit
  6. Affidavit from a licensed well drilling company stating all guidelines and procedures have been followed, if a well is to be sealed
  7. Proof of Final Water Bill Payment:
    • Schedule a final water meter reading, arrange water meter removal, and to verify final water bill by calling Water Billing at 847-923-4520.
    • Engineering and Public Works Department office hours are Monday through Friday, from 8 a.m. to 5 p.m.

  9. Copy of the Illinois Environmental Protection Agency Permit regarding hazardous materials, if applicable

Required Inspections

  1. Tree Protection
    • Fencing must be installed and inspected by a Landscape Planner prior to the issuance of the demolition permit.
  2. Utilities:
    • Water and sewer lines are required to be disconnected back to the main by a State of Illinois Licensed Plumbing Contractor and witnessed by Village Staff.
    • Inspection will verify proper disconnection and is required prior to the issuance of the demolition permit.
  3. Pre-Site: Must be scheduled 24 hours prior to demolition
    • A 6 feet tall temporary chain-link construction fence must be erected prior to the start of demolition.
  4. Final:
    1. Building
    2. Grading
    3. Plumbing
  • All inspections require a 24 hour minimum advanced notice. Schedule inspections up to 4 p.m. on the business day prior to the requested inspection date by calling Permit Services at 847-923-4420.
  • Construction is required to be inspected at different phases of development according to the project type.
  • Construction must remain accessible and exposed for inspection purposes until approved by the Inspector.
  • The printed permit card must be clearly visible on site along with the approved as noted permit set, readily available to the Inspector.
