Residential uses typically have different requirements than commercial or other uses within the village. The Zoning Ordinance (Chapter 155 of the Municipal Code) provides regulations for the size, height, and placement of homes and accessory structures such as sheds, patios, decks, detached garages, and driveways.

Home-Based Businesses

Home-Based Businesses are regulated by the Village to prevent residential zoned districts from becoming commercial areas and to protect the residential character of neighborhoods. Residents who operate a business from their home are required to receive permission from the Village and may be required to obtain a license for the business. Businesses are not allowed to have clients come to their home. No additional employees are allowed, unless they live in the same dwelling unit. No signs are allowed to be posted with any business information. Additional information is included in the Home-Based Business Resource Guide.


Home Daycares

A Home Daycare is a residence where at least one child comes to the home for care, and the owner of the home receives financial gain from supervising the children. A Home Daycare is limited to watching no more than 8 children. The Home Daycare operator must obtain a Business License, approval from the Community Development Department and approval from the Illinois Department of Children & Family Services. Teardowns

A teardown is the demolition of an existing home and reconstruction of a new home on the same property. Teardowns are reviewed by the Plan Commission at a public hearing before being reviewed by the Village Board. Additional information is included in the Teardown Resource Guide.


Variations to the Zoning Ordinance

If your project doesn't meet the Zoning Code regulations, you may request approval of a variation to the code.
