When demolition of a residential accessory structure or home is planned, a permit is required before project commencement. If you have hired a contractor(s) to perform the work, they must obtain a Contractor's Business License with the village before issuance of the permit.

Submittal Requirements

  • Please contact permit services to apply for this permit type at permits@schaumburg.com 
  • Plat of Survey (PDF) with proposed scope of work drawn directly on the survey to scale
  • Seal well and require affidavit from a licensed well drilling company, that all guidelines and procedures have been followed
  • Schaumburg Finance Department must be contacted to assure the final water bill has been paid, to arrange a final meter reading and to arrange for the meter to be removed
  • May require Cook County Permit
  • May require Illinois Environmental Protection Agency permit regarding hazardous materials

  • A permit for a 6-foot chain-link fence shall be obtained prior to the beginning of the demolition as well as any other construction guards required by field inspectors
  • A narrative of all intended demolition shall be submitted for review and approval prior to the permit being issued
    • How and where will the electrical services be disconnected and by whom?
      • A licensed electrical contractor will be required for termination work
    • How and where will water services be disconnected and by whom?
      • A state registered plumber is required for any plumbing work.
    •  What, if any, utilities will be disturbed?
    • Do they belong to Schaumburg?
    • Will it be necessary to haul away materials from site/if so how will it be done?
    • What are the intended working hours?
    • Tree protection fencing will be required and will need to be inspected by a landscape planner prior to start of any work
    • What will be the final grading and finish conditions at this site?
    • Per Section 153.03.4.4, a $10,000 cash escrow, letter of credit, or bond is required for demolition of a single family home

      • This is required to be submitted and accepted prior to the release of the demolition permit
    • Restoration to the property including but not limited to seeding and erosion control blankets is required
  • A Construction and Demolition Waste Management Plan must be submitted

Inspections can be scheduled up to 4pm the business day prior to the requested inspection date by contacting the Permitting Division of the Community Development Department at 847-923-4420.


Code Requirements

The following is a list of rules and regulations that the contractor shall comply with prior to demolition and during construction of the new single-family dwelling.

  1. Grass and weeds are to be kept mowed below 12 inches at all times and shall be mowed on a regular basis. This includes prior to demolition of the building and thereafter during construction of the new building.
  2. A 6 foot high chain link fence shall be installed around the construction site. The fence shall remain in place until construction is complete. Silt fencing shall be installed per the approved guidelines.
  3. All fence openings shall be secured to prohibit trespassing when construction has ended for the day or for the weekend.
  4. Trees scheduled to remain must be encircled with a properly maintained snow fence.
  5. All signs posted on the property must be approved by the village and required permits secured.
  6. Building permits shall be posted on the structure or on site.
  7. The building must be secured prior to demolition.
  8. Utilities shall be shut off prior to demolition.
  9. Public streets and sidewalks shall not be blocked, shall be maintained in clean condition and free of all construction material, debris, dirt and mud.
  10. Construction activity, material or debris shall not spill over onto neighboring property. Neighboring property shall be protected from construction damage.
  11. Scaffolding shall be secured to the structure and maintained in a safe condition.
  12. Construction and employee vehicles shall be legally parked.
  13. Construction material must be stored in a safe and secure manner.
  14. There shall be no wind blown construction debris.
  15. Construction hours are from 7 a.m. to 9 p.m., Monday through Saturday and from 8 a.m. to 9 p.m. on Sunday.
  16. Thermostats containing mercury shall be removed and properly disposed of prior to demolition.
  17. Public Works shall be notified to remove the water meter and any equipment connected to it.
  18. Important: Prior to demolition, the water service line is required to be removed back to the main and the B-Box completely removed. The sanitary line must be removed back to the main and plugged. Both the water and sanitary disconnects are to be inspected and verified by either the Plumbing Inspector or the Engineering Inspector prior to back filling or start of demo. A plumbing permit is required to be submitted for this work.
