When constructing a gazebo, greenhouse or pergola on your property, a permit is required. Should you also be installing any type of electrical work, an electric layout is required with your permit submission. If you have hired a contractor(s) to perform the work, they must obtain a Contractor's Business License with the village before a permit can be issued.
Prior to the installation of your accessory structure, a string line should be run between the corner markers of your property. This accurately indicates the boundary line between properties. Your accessory structure should be installed relative to the string line according to the guidelines set forth in the Definitions section below. Leave the string line in place to be inspected with the final inspection for the accessory structure.

Requirements
- Residential Building Permit
- Plat of Survey (PDF) with proposed scope of work drawn directly on the survey to scale
- Dimension structure from rear and side property lines
- Plat of Survey must be scanned at high resolution settings, photos will be rejected
- Drawings to include elevations showing posts and footings

- Rough framing inspection
- Rough electrical if applicable
- Final inspection

Code Requirements

The maximum allowable area for a gazebo, greenhouse or workshop shall be 200 square feet or no more than 40 percent of the rear yard (including all accessory structures within the rear yard), whichever is less.

Changes in use of accessory structures must conform to all applicable requirements of the Municipal Code.

The maximum height of a detached accessory structure shall be measured at the front of the structure and from the top of the finished floor to the highest point of the building, and shall be no taller than 15 feet in height. In the event there are significant grade changes on the property as to expose 18 inches or more of the foundation of the structure, a grading plan shall be a required component of the building permit application.
