When constructing an attached or detached garage, a permit is required. If you have hired a contractor(s) to perform the work, they must obtain a Contractor's Business License with the Village before a permit can be issued.
Prior to the installation of your detached garage, a string line should be run between the corner markers of your property. This accurately indicates the boundary line between properties. Your detached garage should be installed relative to the string line according to the guidelines set forth in the Definitions section below. Leave the string line in place to be inspected with the final inspection for the detached garage.

Submittal Requirements
- Residential Building Permit
- Plat of Survey (PDF) with proposed scope of work drawn directly on the survey to scale
- Plat of Survey must be scanned at high resolution settings, photos will be rejected
- Permit drawings to include:
- Floor plan indicating locations of windows, doors, electrical receptacles, light and switches
- Section view showing footing, foundation, wall, roof and ceiling structure
- Rough site plan showing location of new structure(s)
- Show full dimension for new driveways or patios so that square footage may be determined
- Elevations showing all exterior sides of new structure(s)
- Electric layout is required for electrical work
Required Inspections
- Pre-pour - before all footing, foundation and slab pours.
- Rough inspection.
- Insulation
- Active roofing
- Final inspection
Inspections can be scheduled up to 4pm the business day prior to the requested inspection date by contacting the Permitting Division of the Community Development Department at 847-923-4420.
Code Requirements
Attached Garage
- It cannot be built in front of the 30 foot setback line.
- It may be built in the side yard providing 10 percent of the front yard width at the 30 foot setback line is maintained.
- The foundation should follow existing foundation and should be doweled into the old wall.
- Slabs shall be 4 inches of concrete and 4 inches of gravel fill. Six by six (6x6) #10 wire mesh is recommended but is not a code requirement.
- If a door opening occurs between the garage and the dwelling, provide a 6 inch step at that door, or construct the garage floor 6 inches lower than the adjoining floor.
- The service door shall be a minimum of 2’8” x 6’8” and should be a 1-3/8” solid core door with a 20 minute fire rating or metal insulated exterior doors.
- 1/2” drywall shall cover the wall common to the garage and the dwelling.
- Shall have a minimum of 1 light per bay/stall. Lights are to be switched at all entrances and exits.
- Shall have at least one ground-fault interrupter (GFI) duplex outlet inside, 18 inch minimum above the floor.
- Receptacle in ceiling is required for garage door opener.
- A minimum of 2 number four (#4) reinforcing bars shall be placed within 18 inches at the top and bottom of all foundation walls where concrete footing and wall has been installed for building construction.
- A minimum of 2 number four (#4) reinforcing bars shall be installed to encompass all window and/or door openings in all concrete footing and wall applications. Reinforcing rods shall be arranged around all window and/or door openings in concrete footing and wall applications in a manner as designed by an Illinois registered architect
Detached Garage
- Shall not exceed 600 square feet.
- Shall be 6 feet from existing dwelling.
- Shall be at least 5 feet from rear lot line and 5 feet from side lot line.
- The measurements for a detached garage shall be no less than 10 feet in width and no more than 25 feet in depth.
- Year-round landscaping shall be installed around base of a detached garage where 30 inches or more of the foundation is exposed. This landscaping shall be installed prior to final approval of construction.
- If a 10 foot easement is present either at the side or rear lot line, the garage may be built up to, but not on the easement. Garage and other accessory buildings shall cover no more than 40 percent of the backyard.
- Shall be a maximum height of 15 feet from grade.
- Shall have a minimum of 1 light per bay/stall located inside said garage, and 1 light located outside at service door of said garage. Lights shall be switched at all exists and entrances.
- Shall be served underground in an approved manner and shall be suitably protected against physical damage.
- Shall have at least one ground-fault protector (GFI) duplex outlet inside, 18 inch minimum above the floor.
- Receptacle in ceiling is required for garage door opener.
