When adding a new driveway or replacing an existing driveway, a permit is required. If you have hired a contractor(s) to perform the work, they must obtain a Contractor's Business License with the Village before a permit can be issued.

  • New/Replacement: $105
  • Repair less than 50%: $50

Submittal Requirements

  • Residential Building Permit 
  • Plat of Survey (PDF) with proposed scope of work drawn and clearly dimensioned directly on the survey
  • Plat of Survey must be scanned at high resolution settings, photos will be rejected
  • Survey must be current and show all existing structures, accessory structures and hardscape
  • Parkway trees are to be shown when they are within 10 feet from driveway

Required Inspections

  • Sub base/rough inspection
  • Final inspection

Inspections can be scheduled up to 4pm the business day prior to the requested inspection date by contacting the Permitting Division of the Community Development Department at 847-923-4420.


Code Requirements

  • 4 inches concrete over 4 inches of compacted stone base
  • 6 bag mix, driveway apron to be a minimum 5 inches of non-reinforced concrete
  • Asphalt driveway to be a minimum 3 inches asphalt over 6 inches of compacted stone base
  • Driveway width shall not exceed 21 feet within 3 feet of front property line
  • The paved area after that point may be increased by no greater than forty-five degrees (45°) until the paved area reaches four feet (4') into the residential property side, including brick pavers or similar decorative features along the sides of the driveway.
  • When concrete is used to add to the existing driveway, number 4 rebar shall be used to pin the new concrete.
  • Minimum drive width is 9 feet
  • Minimum walk width is 3 feet.
  • Maximum side yard walk width shall be 5 feet.
  • Pitch of flat work shall be away from structure.
  • Concrete steps- maximum rise 7-3/4 inch minimum run 10 inches
  • 3/8 inch maximum variable on rise or run.
  • Guardrail required if stoop is over 30 inches above grade
  • Guardrails - 38 inches high max. space between balusters 4 inches.
  • Grippable hand rail required for stairs with 4 or more rises,34-38 above stair nose.
  • Total front yard coverage shall not exceed 40% of the front yard.
  • Total rear yard coverage shall not exceed 40% of rear yard.
  • Only one curb cut, except for circular drives. 
  • Single family properties can have up to two (2) driveways as long as the following conditions apply:
    • The property has more than one street frontage
    • The property has a detached garage; and
    • The driveways are on different street frontages.
  • Pavers must be installed per manufacturers specs. Airborne dust must be suppressed with water or alternative method.
  • All residential driveways which exceed twenty-one feet (21') in width at the public sidewalk or front property line in cases where there is no public sidewalk and were legally conforming and existing prior to March 1, 2005, shall be permitted to remain. The nonconforming driveways may be repaired and/or replaced. Any replacement shall not increase the wide of the drive from the existing width.
