Vacant Building Registration

The Village of Schaumburg requires vacant buildings to be registered and maintained so as not to create any nuisances or blight for neighboring properties per Chapter 123.04 of the Village Code. There is no fee required to register any vacant property in the Village. Simply complete and return the Vacant Building Registration Form.

Minimum requirements include:

  • The grass will be cut as often as necessary to keep the lawn and other areas from standing out in the neighborhood. Grass and weeds above eight (8) inches are a violation of Village Ordinance.
  • Landscape will be maintained. Dead or dying shrubs or bushes on residential property will be removed.
  • The exterior will be maintained free from evidence of vacancy. Accumulation of newspapers and notices will be removed. Broken windows or doors will be promptly replaced, and the property will be monitored to ensure it is kept in good repair.
  • Sump pumps will remain operational.
  • The property will be properly weatherized.

Vacant Home Inspection Requirement

In 2015, the Village amended its Ordinance to require that all vacant single family homes be subject to an interior and exterior inspection prior to release of the real estate tax transfer stamp.

  • The vacant single family home inspection requires the payment of $100 upon scheduling the inspection. Visit the Community Development permit counter to schedule an inspection and pay the $100 inspection fee.
  • Upon request of a tax stamp, an inspection can usually be scheduled within 3 business days once the fee is paid.
  • Violations noted as a result of the inspection will require a notarized letter of intent from the buyer if they are not corrected prior to release of the tax stamp.
  • There may also be additional holds on the tax stamp for the property and those items shall be required to be corrected prior to release of the tax stamp.
